Before we start looking for your property, we need to establish with you exactly what you are looking for. Rental properties generally come on and off the market much quicker than houses for sale, so if we can agree on the basics from day one, we can move quickly to get you what you want.
Where do you want to live? What transport do you need to get to work? What amenities would you like to have close by? Websites like www.upmystreet.co.uk and www.homecheck.co.uk can give you useful information about different areas. How much do you have to spend? Remember to factor in Council Tax and utility bills on top of the weekly or monthly rent. What sort of property would you like? Are you looking for furnished or unfurnished? A shared house or sole tenancy on a flat?
Once we understand your requirements we can do all the legwork for you; within three days of registering with us, you'll receive regular emails and phone calls updating you of all the properties that fulfil your criteria. We'll also post you information on all these properties so that you can have a more leisurely look at the details before deciding if you want to take a closer look.
When we send you a property that you like the sound of, just give us a call and we will book a viewing appointment for you straight away. Viewings are then conducted by appointment between 8:45am - 6pm Monday to Friday and 9am to 5pm on Saturdays. Appointments can also be booked during these times.
Once you've found a property that you like and have decided to take it, we will ask you for details of your referees. We require a refernece from each of teh following; previous landlord, current employer and a credit check, the cost of this is £100+VAT per tenant.
As soon as we get the green light from the landlord, we will prepare all the necessary paperwork. This includes two agreements that need to be signed by both parties:
The Tenancy Agreement: This sets out the conditions of your living in the property - essentially the duration of the term (e.g. six months, one year), the amount of rent and when it will be paid, your responsibilities living in the property and those of the landlord.
Inventory: This is a list of the contents and condition of the property when you move in - for example the carpets, paintwork, fridge, oven, furniture etc. It is important to check all this carefully as when you move out, the inventory is used to check that the property is in the same condition as when you moved in.
Once all the relevant documents have been signed, we will ask you to pay your first month's rent and a deposit (5 weeks rent). The deposit will be returned to you at the end of the tenancy, subject to the condition of the property being checked against the inventory.
We will then agree the date you can move in, and arrange for you to pick up the keys to the property. Congratulations, you've found your new pad!
