For your convenience and peace of mind, we offer a cost-effective professional management service. Finding you a reliable tenant is just the beginning; we will do everything from collecting the rent and dealing with all administration, to organising maintenance and responding to emergencies. We also offer a Rent Guarantee Scheme, which covers non-payment of rent and legal costs if the tenant needs to be evicted.
As soon as we receive your instructions, we will arrange to send one of our expert photographers to your property. They will take the care and attention to make sure your property is captured at its best - both inside and out.
As a landlord, it is your obligation to ensure that your property meets all the necessary regulations. These include checking gas appliances in accordance with gas safety regulations, making sure any furniture complies with fire safety regulations, and checking electrical installations are not faulty or dangerous. As part of our service, we will advise you on this and arrange the necessary inspections.
We will then advertise your property on www.findaproperty.com and www.rightmove.co.uk - the two most used property websites in the UK - as well as our own website and in the local Guardian. We will also send out regular emails and call all prospective tenants registered with us who may be interested in renting your property.
Viewings are then conducted by appointment between 8:45am to 6pm Monday to Friday and 9am to 5pm on Saturdays. Appointments can also be booked during these times.
As soon as we find someone who wants to rent your property, we will seek out references from their previous landlords, current employer and bank. On receiving these references, we will forward the information to you for approval. If the tenant proves to be suitable, we will proceed to the next stage.
As soon as you give us the green light, we will prepare all the necessary paperwork. This includes two agreements that need to be signed by both parties:
The Tenancy Agreement: This sets out the conditions of the tenant living in the property - essentially the duration of the term (e.g. six months, one year), the amount of rent and when it will be paid, their responsibilities living in the property and your responsibilities to them.
Inventory: This is a list of the contents and condition of the property when the tenant moves in - for example the carpets, paintwork, fridge, oven, furniture etc.
Once all the relevant documents have been signed, we will ask the tenant to pay their first month's rent and a deposit (which normally amounts to a month's rent - check!).
We will then agree on the tenant's moving in date and arrange for them to pick up the keys. If it is a long let, we will also arrange for the utilities to be transferred into your tenant's name.
