Getting a mortgage agreed in principle early on is always a good plan as this will speed up you mortgage application. By registering with Turners, you automatically qualify to speak to one of our mortgage advisors who will help you secure the best deal possible.
As soon as you've found a property that interests you, just give us a call and we will book a viewing appointment for you. Appointments can be made at a time that best suits you, between 8:45am - 6pm Monday to Friday and 9am to 5pm on Saturdays. Appointments can be booked during any of these times. Having had a look around, if you are interested in buying the property we will help you decide on a suitable offer and put the offer forward to the seller - both verbally and in writing. There are no legal obligations on either side at this stage, until the contract is signed.
A solicitor is required to handle all the legal paperwork involved in securing the purchase of your new home. Your solicitor can ask all the important questions on your behalf, such as what's included in the sale, the boundaries of the property and whether the property is connected to all the appropriate utilities, which they will do on receipt of a draft contract from the seller's solicitor. They will go through the draft contract with you to make sure you are happy, find out if you have any preliminary questions and ensure that exchange and completion dates are agreed. It is also a good time to instruct your mortgage broker to proceed with your mortgage application and make arrangements for a survey.
At this stage your solicitor will carry out a Local Authority Search with the local borough council. This will reveal things like planning consents granted for the property or if any new developments are planned nearby such as new roads or other constructions. This can take anything from two to ten weeks. At the same time a survey is conducted on behalf of the mortgage lender to identify any structural problems and advise on the property's value. Once the survey and local authority search has been completed and you have had all your preliminary questions answered, your solicitor will approve the draft contract.
Nearly there - a formal mortgage offer will be sent to your solicitor for you to sign. Once signed and returned, your mortgage will be in place and you will be ready to exchange contracts. Both you and the seller will sign the contract, the deposit will be transferred by your solicitor to the seller's solicitor and a completion date will be set - which is generally a few days to a few weeks after the exchange of contracts.
On the completion date, the remaining money for the property is transferred from your solicitor to the seller's solicitor's account. Finally, the keys will be handed over and you'll become the proud owner of your new home. Time to pop the champagne!
